FAQ

1. Can my SMSF borrow money to buy property?

Yes, but only under a Limited Recourse Borrowing Arrangement (LRBA). The loan must comply with superannuation laws and can only be used to purchase a single acquirable asset

2. What kind of property can my SMSF purchase?

Your SMSF can buy residential, commercial, or industrial investment properties, provided the property is solely for investment purposes. You cannot use it for personal or related-party use.

3. How much deposit is required for an SMSF loan?

Most lenders require at least 20%–30% of the property's value as a deposit, plus additional funds for stamp duty, legal fees, and ongoing SMSF administration.

4. Who is eligible to apply for an SMSF loan?

Only Self-Managed Super Funds with a valid trust deed that allows borrowing can apply. The SMSF must also meet lender requirements for liquidity and compliance history.

5. Can I renovate or develop the property using an SMSF loan?

No. SMSF loans cannot be used for significant renovations or property development. However, repairs and maintenance are allowed using SMSF funds (not borrowed money).

6. What happens if the SMSF defaults on the loan?

Only the asset held under the LRBA can be repossessed. The lender has no recourse to the SMSF’s other investments.

7. Are there tax benefits with SMSF loans?

Yes. Rental income and capital gains earned within the SMSF are taxed at concessional rates, often lower than personal income tax rates—especially after retirement age.
